A market at its limits

Limassol in 2025 is a city that keeps moving fast. Housing demand stays consistently high, reinforced by foreign investors, the growth of the technology and shipping sectors, and increased internal migration from other districts. But that growth comes with a pressing problem: finding land or a home in Limassol has become a difficult, time-consuming and — in many cases — discouraging process.

Sotira in particular is a clear example of an area that can absorb the demand the city can no longer serve. As Limassol continues to expand and transform, the need for decentralisation and planned development becomes critical. Shifting attention to areas outside the urban fabric is not simply a solution born of necessity — it is an opportunity for strategic investment and a new quality of life.
