1. Discover & shortlist
Explore our developments, request brochures and floor plans, and shortlist residences that fit your family, budget and timeline.
2. Private viewing
Visit the plot in Sotira with an Extraland advisor. We walk you through the masterplan, materials, orientation and neighbourhood.
3. Reservation agreement
Secure your unit with a reservation deposit (typically €5,000–€10,000). This freezes the price and pauses further offers on the property.
4. Contract of sale
Your independent lawyer reviews the sale contract. On signing, the first instalment is paid; the balance follows the agreed payment schedule.
5. Stamp duty & Land Registry
Your lawyer deposits the contract at the Cyprus Land Registry within 6 months — this protects your rights on the property.
6. Handover & title deed
On completion we hand over keys, snag list and warranties. Title deed transfer follows Land Registry issuance.

Can foreigners buy property in Cyprus?
Yes. EU citizens buy with no restrictions. Non-EU buyers can purchase one residential property (up to 4,014 m² of land) with Council of Ministers approval — a straightforward process our team supports.
What taxes apply?
VAT of 19% (reduced 5% for primary residence up to 130 m²), stamp duty on the contract, and transfer fees (waived when VAT is paid). No annual property tax.
Do I need a lawyer?

Can I get a mortgage?
