One voice, one palette, one way of building a page.
The working guidelines behind everything Extraland publishes — logo, colour, type, tone and imagery. Written so a designer, a printer or an agency can produce something that looks like us on the first attempt.
The mark
One lockup, two colourways, generous air.

Do
- Clear space around the logo of at least the height of the “E”.
- Ivory or white logo on teal, graphite or photography.
- Full-strength Pantone 315 — never tinted or desaturated.
- One primary button per screen region.
Don’t
- Do not stretch, rotate, outline or add effects to the logo.
- Do not place the logo on a busy area of a photograph.
- Do not introduce gradients, drop shadows or new accent colours.
- Do not set long paragraphs in Hegam or any script face.
Pantone 315, and very little else
Teal carries every action. Neutrals carry everything else. Bronze is an accent, not a colour scheme.
Pantone 315 — primary. Buttons, links, focus.
Hover and pressed states only.
Body text and dark editorial bands.
Default page surface.
Quiet second surface, dividers, tables.
Eyebrows, signature accents. Used sparingly.
Three faces, three jobs
Hegam announces, Avenir Next informs, Carphe signs. Nothing else is licensed for the brand.
More Land, More Life
Page and section titles. Never for UI labels or long paragraphs.
Affordable, energy-efficient family homes in Sotira, Limassol.
Regular for body, Medium for UI, Demi for buttons (uppercase, tracked).
Right to Dream
One appearance per page at most. Never for information the reader must act on.
How we write
The tone is corporate in its precision and human in its subject.
Plain before clever
Say the number, the date, the price. Wordplay never replaces a fact a buyer needs.
Calm, not loud
No exclamation marks, no urgency theatre, no invented scarcity. The inventory speaks for itself.
Human scale
We write about families and homes, not units and assets — except where precision demands it.
Honest gaps
If a fact is not confirmed, we write “To be confirmed on request”. We never estimate in public.
Land first, light late
Wide, unhurried frames of plot, sky and structure. Daylight or golden hour, never heavy grading.
- Show the plot, not just the elevation — space is the product.
- People appear rarely, and always at ease. No staged lifestyle.
- Full colour, natural saturation. No filters, no fake skies.
- Renders are labelled as renders. Site photos are dated.
PS Studio Communications
Brand strategy, identity system and digital design for Extraland Estates.
The Extraland identity, tone of voice, typographic system and this website were designed and built by PS Studio Communications — the same studio behind the Arvora and TerraSol brand systems. The guidelines on this page are the working reference: any partner, printer or media buyer producing Extraland material should follow them exactly.
