Every Extraland home in Sotira is engineered for the long life of a family — not the short life of a marketing brochure. We spend more on structure, insulation and mechanicals than convention requires, so the things you cannot see are the things that make a home age well.

Being confined within four walls, without the oxygen a garden provides, is what started this company. Everything in our construction standard exists to protect that: a quiet, efficient house on open ground that a family can grow inside for thirty years.
Local materials
Spacious homes on affordable land, built with local materials for sustainability — the founding brief, still the specification.
Twenty percent coverage
Roughly a fifth of each plot is built. The rest is garden, terrace and light, which is the part of the house you cannot renovate in later.

Before the façadeOrientation, cross-ventilation and thermal mass are chosen before the façade. Rooms are shaded from July sun and open to February light.

Class AExternal insulation exceeding local code, low-E double glazing, heat pumps for hot water and climate, solar-ready roofs. Typical annual bills are a fraction of a conventional Cypriot home.

Structural over-spec
30-year horizonSeismic detailing beyond code, waterproofing systems designed for a 30-year horizon, roofs sized for future PV without retrofit.
