Shade, cross-ventilation and thermal mass are set before the façade, because they are the only parts of a house nobody can retrofit cheaply.

Energy

Every home is designed to energy class A: external insulation beyond code, low-E double glazing, heat pumps for hot water and climate, and roofs sized for future PV without retrofit.

Low-flow fixtures throughout, greywater-ready plumbing stubs, and drip-irrigation in the garden. Sotira's climate rewards restraint.

Landscape

Native and drought-tolerant planting — olive, carob, rosemary, lavender — so gardens mature into the local landscape instead of fighting it.

European specifications with long-life warranties. Structural over-spec means fewer repairs, less replacement, less embodied carbon over a home's real lifetime.

One development at a time. Waste sorted and recycled. Neighbours are treated as neighbours, not as tolerance for noise.
