Buying from abroad

The full purchase can be handled remotely. In practice the sequence is straightforward.

  • Instruct an independent Cyprus-registered lawyer and grant a specific power of attorney.
  • Complete identification and source-of-funds checks — passport, proof of address, evidence of funds.
  • Open a Cyprus bank account if you intend to hold funds or pay utilities locally.
  • Sign the contract of sale, in person or under the power of attorney; your lawyer deposits it at the Land Registry.
  • Your lawyer files the Council of Ministers application where required and tracks it to approval.

Documents to prepare

Expect to provide a valid passport, proof of residential address, a CV or short biography for the approval file, a clean criminal record certificate from your country of residence, and bank documentation evidencing the source of funds. Nothing here is unusual; assembling it early is what keeps a purchase on schedule.
