Inside Limassol, land is scarce and most new supply is apartments. A detached house with a real garden almost always means the belt of villages around the city — trading five to fifteen minutes of driving for several hundred square metres of plot. Sotira sits at the near end of that trade: nine minutes to the centre, one minute to the A6.

Why the centre pushes families out
Limassol has grown vertically. The seafront and centre absorbed most of the last decade's investment, which produced apartment towers rather than family plots. What detached stock exists in the city is generally older, on small plots, and priced against development land value rather than as a home.
The result is a predictable migration: families who work in Limassol buy in the surrounding villages and commute in. The only real variable is how far out they go.
Reading a location honestly
Drive time is not distance. A location four kilometres from the centre through Makarios Avenue at 08:15 can be slower than one nine minutes away on the A6. When you assess a village, check three things.
- Highway access — how long from the plot to a motorway junction, not to the nearest main road.
- Direction of travel — whether your commute runs with or against the morning flow.
- School and amenity anchors — the nursery, supermarket and clinic you will actually use weekly.
- Elevation and orientation — hillside plots run cooler in August and hold their view long term.
What Sotira offers
Sotira is a residential hillside in the Limassol district, part of Kourion Municipality since the 2024 local-government reform. It is nine minutes from central Limassol, one minute from the A6 highway, twelve minutes from the marina and thirty-five minutes from Larnaca International Airport.
